Protect Your Rental Income

NOW, you can add these protections to your property management plan to safeguard yourself from tenants' actions.

  • Rental Income Protection

    This guarantee protects the property owners from nonpayment of rent due to a resident defaulting on their lease payment obligations. If a resident were vetted and placed by Next Brick defaults on their lease payment at any time, we would reimburse up to $5,000 in lost rent.
  • Property Damage Protection

    This guarantee protects you and your belongings from malicious damage caused by residents. If a resident that was vetted and placed by Next Brick is held responsible for property damage exceeding normal wear and tear that is beyond the amount of the security deposit, Next Brick will cover the difference up to $5,000.
  • Resident Eviction Protection

    This guarantee protects the property owner having to pay out of pocket eviction costs, including legal expenses and court fees. If a resident was vetted and placed by Next Brick defaults on their lease payment at any time and eviction is required, Next Brick will cover the court costs and legal fees up to $5,000.
  • Reserve Fund Availability

    This fund protects the property owners having to cut into their monthly budget to pay for emergency repairs. Property owners can use our line of credit up to $5,000 to cover emergency repairs. For minimal fee this reserve fund availability may come in handy in to cover the cost of repairs/replacement.

Rent Collection

Residents can pay rent via check or through an online resident portal. Owners' have the option to link a bank account for a quick, direct deposit.

Monthly Statements

Owners will receive detailed monthly statements as well as the end of the year 1099 tax form.

Owner Portal

Log in any time to view statements, account balances, and maintenance requests and all essential documents.

Maintenance Management

We coordinate with the residents and vendors to ensure all maintenance requests are taken care of quickly and efficiently.

Lease Enforcement

We manage your property like our own. We proactively address potential problems with our residents before they escalate.

Lease Renewals

We negotiate, prepare, and execute a lease with residents before the expiration of the present lease.

Property Inspections

We perform Bi-Annual property inspection. You get full visibility with inspection reports available in your owners' portal.

Move-out Inspection

If the resident decides to move out, we will perform a final walk through, itemize repair costs, handle communication, and manage security deposit.
