Rent Collection

Residents can pay rent via check or through an online resident portal. In addition, owners' have the option to link a bank account for a quick, direct deposit.

Monthly Statements

Owners will receive detailed monthly statements as well as the end of the year 1099 tax form.

Owner Portal

Log in any time to view statements, account balances, and maintenance requests and all essential documents.

Maintenance Management

We coordinate with the residents and vendors to ensure all maintenance requests are taken care of quickly and efficiently.

Lease Enforcement

We manage your property like our own. We proactively address potential problems with our residents before they escalate.

Lease Renewals

We negotiate, prepare, and execute a lease with residents before the expiration of the present lease.

Property Inspections

We perform Bi-Annual property inspections. You get complete visibility with inspection reports available in your owners' portal.

Move-out Inspection

If the resident decides to move out, we will perform a final walk-through, itemize repair costs, handle communications, and manage security deposit.

  • Eviction Plan

    Eviction Plan protects the property owner from having to pay out-of-pocket eviction costs, including legal expenses and court fees. If a resident was vetted and placed by Next Brick defaults on their lease payment at any time and eviction is required, Next Brick will cover the court costs and legal fees up to $5,000.
    Cost: 1%; minimum of $30/month
  • Pet Protection

    Pet Protection Plan guarantees your home will be free of all hair, smells, or scratches at the end of each lease, at no cost to you.
    Cost: None - sign up required
  • Reserve Fund

    This fund protects the property owners from having to cut into their monthly budget to pay for emergency repairs. Property owners can use our line of credit up to $5,000 to cover emergency repairs. For a no interest
    Cost: $50/year
