02. For Property Owners
When switching to Next Brick with existing residents, what impact does it have on them?
We will contact your residents via email, phone, or meet them in-person and communicate to introduce ourselves. Show them the ease and benefits of working with Next Brick Property Management. We will show them how to utilize the resident's portal to access documents, raise maintenance issues, and to pay rent. The impact on your residents should be minimal, as we will handle all of the small details for a seamless transition.

03. About Protection Plans
What is Rental Income Protection?
In an effort to make real estate investing truly passive, we provide rental income guarantee. If a resident that was screened and placed by Next Brick fails to pay rent at any time under our management, Next Brick will reimburse up to $5,000 in lost rent that occurs while Next Brick attempts to work out a resolution plan with the resident or during the eviction process.
Is there a maximum amount covered under Rental income Protection?
Next Brick Rental Income Protection covers up to one month of rent, amount not exceeding$5000. Generally, residents can be evicted in three to six weeks.
What is Eviction Protection?
If a Next Brick-placed resident fails to pay rent and eviction is required, Next Brick will cover the court costs and legal fees up to $5,000. We will coordinate with a local attorney for eviction notices and handling court proceedings.
What is Property Damage Protection?
This guarantee protects you and your belongings from malicious damage caused by residents. If a resident that was vetted and placed by Next Brick is held responsible for property damage exceeding normal wear and tear that is beyond the amount of the security deposit, Next Brick will cover the difference up to $5,000.
What is the Reserve Fund Availability?
This fund protects the property owners having to cut into their monthly budget to pay for emergency repairs. Property owners can use our line of credit up to $5,000 to cover emergency repairs. For $75 annual fees and $5/$1,000 usage fees, this reserve fund availability may come in handy in to cover the cost of repairs/replacement.

How can I apply for a property?
Once you see the property you like, please reach out to us, we will send you the link for the application. We usually process applications within 48 hours.
Does Next Brick have any mobile apps?
Our technology partner does have an app. You may download the app from google play or Apple Store for the following: • View your account activity, balance, and monthly charges • Submit maintenance requests complete with a description, photos and voice memo • Track progress of maintenance requests • Pay your rent through a secure and encrypted transmission
How and when do I sign the lease agreeement?
With Next Brick, you can forget cumbersome pen and paper lease signing processes. A copy of your lease will be emailed to you and all other approved lease holders to review and electronically sign. Please read the lease carefully as a Residential Tenancy Agreement is a binding contract. If you are happy with all the details and conditions in the Residential Tenancy Agreement, simply follow the easy prompts to execute and finalise the document electronically. A copy will be emailed to you directly once all parties have signed the Lease Agreement.
